1920s Kit Home
PROJECT BACKGROUND
This craftsman cottage was purchased in a dilapidated, but original condition from the daughter of the first owner of the home. It came with all interior details, including gravity floor furnaces and knob and tube wiring. Our goal was to keep the house as original as possible, but to replace and reconfigure its floor plan and systems to modern standards. This home is located in the historic Oakhurst District of the City of Decatur.
SUMMARY
The floor plan consisted of 3 bedrooms and 1 small bath. Two of the original 3 bedrooms were converted into a master suite with in-suite bath and walk in closet. The kitchen and bath floor joists were replaced and bath flooring with period mosaic tile was installed. In the kitchen antique reclaimed heart pine flooring was used to match existing flooring in the home. A rear porch was enclosed making space for a breakfast nook and a more modern kitchen. The project was completed in five months, including permitting and with the following features. It is a show home within its neighborhood.
ADDITIONAL FEATURES
- Existing trim was reused and all hardwood floors were refinished with damaged areas matched with reclaimed wood
- Windows were refurbished, re-roped and re-weighted
- New electrical and plumbing installed while Period light & plumbing fixtures were used throughout
- High Efficiency HVAC was added
- Two fireplaces were re-lined and made operational
- A new roof was installed while reclaimed lap siding was used to replace damaged boards
- Front porch was replaced with T&G cypress
